Fairford Green Update - August 2025

The summer has brought strong visual progress across Fairford Green, with homes in both phases moving forward at pace. Structural milestones are being reached, rooftops are taking shape, and internal works are building momentum. The central green is now framed by completed elevations, giving a real sense of how this community is coming together.

A nine month transformation in Fairford

The interactive before-and-after slider below shows just how far this development has come in only nine months. In October 2024, work was at foundation stage, with the first concrete footings in place and site preparation underway. Fast forward to July 2025, and the site has been transformed into a striking collection of new homes, complete with finished exteriors, roofing, and landscaped surroundings.

This progress reflects the expertise and dedication of our construction teams and demonstrates our capability in building high-quality homes, even within a complex, multi-plot scheme.

Every time I visit the site there is something new, from completed roofs and fresh paint to gardens taking shape. The pace in recent months has been remarkable and it is a credit to the team’s skill and organisation that quality has been maintained at every stage.

Phase One: Structure complete, interiors progressing

Across Plots 1–4, drylining is now complete, with kitchens already fitted in Plot 2 and tiling underway. That same plot is set to be styled and prepared as a show home, with decoration and finishes scheduled in the coming weeks. Plots 5–8 are following closely behind, with drylining underway and tape and jointing due to begin. Meanwhile, roofs are now complete on Plots 9–12, and the scaffolding has come down to reveal the stone façades. Internally, carpentry and first-fix services are now progressing across these plots.

Homes now frame the central green, with solar panels installed and stone façades in place. Internal fit-outs are progressing steadily behind the scenes.

Phase Two: Roofing complete, detailing underway

In Phase 2, the newly installed gutters and downpipes are in place, and pointing and elevation works are wrapping up. Internally, the team is preparing for carpentry and floor levelling to begin next week, with drylining to follow shortly after. At Plot 5, below-slab drainage has been installed and groundwork is moving ahead as planned. With scaffolding now coming down across key elevations, the historic charm of the surrounding stonework is beginning to shine through.

Phase 2 consists of the regeneration of the old school Coln House

Fairford Green in progress

With solar panels in place, paving laid, and façades revealed, you can now clearly see the overall layout of the scheme. The central green has started to take shape and is now surrounded by homes that blend in beautifully with the traditional Cotswold stone vernacular. These recent aerial photos capture the progress and promise of Fairford Green as it moves toward its next delivery milestones.

Buyer interest ramping up

The sales team has welcomed a strong flow of prospective buyers to site over recent weeks. Several serious leads are now in advanced discussions, with additional reservations currently being agreed.

What’s to come

The weeks ahead will see kitchens delivered and fitted across more plots, with decoration advancing in the show home. First-fix M&E will continue across Phase 1, while carpentry and slab preparations press on in Phase 2. Fairford Green is steadily maturing into a fully formed, high-quality community, with strong progress set to continue into August.
